Scenario

The client recently transformed a former pub into nine new apartments, maintaining a commercial unit at the back. The dance studio is currently tenanted, and the apartments are due to be tenanted. The client used development finance to purchase the property and do the work, creating an uplift in value.

Solution

We worked closely with the client and lender to gain an insight into the market rent of the newly built apartments and managed to secure funding at 70% LTV on a 5-year term.

Outcome

With the property's increased valuation, we secured a term loan for the client, enabling them to repay the previous lender and withdraw some cash from the asset to use on their following projects. The repayment also gives the client some passing income from the property.

Scenario

The client came to us after having been down the line with another lender looking to secure finance against his primary residence on a 2nd charge basis to secure funds for a new venture. The client had an offer of 1.5% per month with additional security also in the deal.

We secured the funds within a week and managed to secure a lower rate of 1.1% per month. We made sure the client's plan for the new venture wasn't pushed back due to the delayed funding. Their project is now well on the way.
